The state license rules that touch handyman work are trade licenses. Electricians, plumbers and air conditioning contractors are licensed by the state, and those licenses carry their own insurance minimums. If a repair calls for licensed electrical, plumbing or HVAC work, bring in the licensed trade. Many handyman policies exclude that work or rate it as a separate class.
Inside San Antonio city limits, the Development Services Department requires contractor registration before it issues certain residential permits. Home Improvement Contractor registration covers permitted nonstructural remodeling, conversions and modernizations, and it calls for general liability of at least $300,000 per occurrence, $600,000 aggregate and $300,000 for products and completed operations, with the City of San Antonio as certificate holder. Structural work, additions and foundation repair fall under Residential Building Contractor registration, which carries higher minimums. Other cities around San Antonio set their own permit rules.
Your policy is rated on the work you list on the application. If you list painting, drywall and minor repairs and then take a roof replacement or a deck rebuild, a claim on that job may not be covered. Tell us the full range of work you take so the classification fits. Property managers commonly ask for $1,000,000 per occurrence, additional insured status and a waiver of subrogation before they assign work orders.
Electrical, plumbing and air conditioning work each have a state license with its own insurance minimums. Cities add their own rules, and San Antonio requires contractor registration before it issues certain residential permits, so check with the city where the job is.

Not under general liability. Tools and equipment need an inland marine policy, which can cover them in your truck, at a job or in storage, subject to its theft conditions.
Yes. Most handyman policies can add a property manager or homeowner as additional insured, and many can add a waiver of subrogation. Send us the vendor agreement so we can match its wording.
Tell us before you buy. Work that needs a state electrical, plumbing or air conditioning license is often excluded or rated differently on a handyman policy, so hiring the licensed trade is usually the cleaner path.
